Edge Hill University needed to upgrade student bedrooms and shared kitchens within an existing, fully operational building on a busy campus. The project required a partner who could work safely and efficiently around students, restricted hours and occupied areas, while designing FF&E that would fit non-standard walls, variable dimensions and existing services. Tight campus logistics, limited access and shared circulation with live buildings added further complexity, as did the need to deliver different levels of refurbishment across multiple room types – from full replacements to partial and hybrid retrofits. At the same time, the university wanted durable, value-engineered solutions suitable for heavy student use, with the flexibility to refine layouts and specifications as the design developed. Brookhouse was brought in to manage this balance of precision, robustness and agility.

Live-Campus Student Accommodation Refurbishment with Bespoke FF&E
Brookhouse delivered a full FF&E design, manufacture and installation package for 200 bedrooms and 32 student kitchens at Edge Hill University, all within a live campus environment. We developed bespoke joinery tailored to the existing building fabric, resolving non-standard walls, services clashes and uneven tolerances through detailed surveys, re-measures and careful coordination. Multiple room types were delivered with differing scopes – from full replacement to partial upgrades and hybrid retrofit – while tight campus logistics, restricted access and occupied buildings were managed through phased deliveries and controlled material distribution. As the brief evolved, we turned around design changes quickly, issuing updated drawings and manufacture packs to accommodate late client decisions without impacting quality or programme. The result was a robust, value-engineered solution – kitchens, wardrobes, wall panels and bespoke items – designed for heavy-use student accommodation and installed with minimal defects despite challenging existing conditions.
